How to Remodel a Bathroom in a Slab House

Essential elements for consideration in remodeling a bathroom in a house built on a slab foundation would be the place of the bathtub, toilet and sinks. The reason is that the drain processes are typically embedded in the concrete. The very best and least expensive alternative is to redo the flooring, the walls and the fixtures, but leave the fixtures right where they’re. Wise homeowners develop a set up and a budget before beginning.

Fixture Location

With the help of a professional contractor, you are able to relocate the drain processes for the bathtub, toilet and sinks if you must when remodeling a bathroom, but it demands the removal of the fixtures, existing plumbing and the concrete. Plumbers are often called upon to relocate these drain processes on toilet remodel occupations and also have the experience to achieve that. They typically use jackhammers and other tools to split the concrete enough to move the drain systems to new locations. New concrete must be pumped after moving the pipes.

Building Code Requirements

Besides the place of the fixtures in the bathroom, local building codes need access in specific dimensions for a bathroom, bathtub and sink, as well as the way the door opens to the space. For example, doors cannot open to block access to any one of these fixtures, as they should ideally open against a blank wall. Before beginning a bathroom-remodeling project, reach from your regional building authority for your own code and obtain conditions.

Floor Plan Draft

Draft a floor plan to scale on graph paper prior to remodeling your bathroom. This enables you to identify any problems that may arise as well as ensuring your fixtures, plumbing and electrical sockets are designed to meet code requirements. It’s much easier — and less expensive — to make changes on paper than it is in a three-dimensional area.

Create a Budget

Dependent on the ground plan to your remodeled bathroom, create a budget and stick to it. Don’t forget to include the cost of new fixtures, flooring, materials and supplies as well as the labor to complete the project. If you have experience with pipes, fixture installation, tiling and such, you can save a lot of money by doing the work yourself.

Contractor Hiring

If you’re planning to employ a contractor to finish the work, select at least three to five contractors with upgraded, validated state-issued contractor’s licenses. Most states permit you to check contractor licenses on the web. Verify contractors chosen have the needed general liability insurance prior to requesting bids from them. Ensure the bids includes equipment, materials, labor and fixtures. You can often save money if you buy the fixtures and provides yourself.

Prerequisites for Flood Insurance

When hurricanes strike, rivers overflow or rain keeps falling, flood occurs. The federal government created the National Flood Insurance Program (NFIP) to supply homeowners with flood insurance at prices lower than private businesses would provide it. Flood insurance is available for homeowners, renters and commercial property; as of 2010, the cheapest policies for low-risk areas cost $119 a year.

Coverage

Residential flood insurance covers the building and its foundation, NFIP statespays for debris removal in the insured property. The policy also includes plumbing, electrical, heating and air-conditioning systems, built-in appliances and refrigerators, and permanently installed carpets and paneling. It covers personal belongings, as well as $2,500 for person precious items such as artworks or furs. It covers damage to a garage that is detached, but any other detached buildings on the property need their own policy.

Exclusions

Flood insurance does not cover moisture or mold damage that could have been avoided by the owner, NFIP states. It also does not cover the loss of currency; gold; stock certificates or other valuable papers; cars; or external property such as trees, plants, wells, septic or patios systems. Unlike some homeowners insurance policies, flood insurance does not pay for temporary housing, and it doesn’t cover financial losses in the event the flooding interrupts the policy holder’s business.

Access to Insurance

Policies are only available in the event the property owner’s local authorities engages in NFIP, the Federal Emergency Management Agency says: When the government does not adopt floodplain-management policies acceptable to FEMA and enforce the polices once they’re adopted, NFIP won’t provide insurance. Acceptable policies include such matters as building codes which reduce the risk of flood damage. In communities which engage in NFIP, federal flood insurance is available through local insurance agents.

Timing

NFIP takes a 30-day waiting period from the date of order prior to the policy goes into effect; there are some exceptions to this rule, such as if a mortgage lender requires a borrower take out flood insurance in order to get a home loan. Property owners have to pay the entire year’s premium at once, and the policy won’t go into effect until NFIP receives the money.

How to generate My Sofa Bed Stop Squeaking

Take charge of a squeaky sofa bed and silence it once and for all so you can finally sleep in peace. To stop the squeaks, apply a wax or lubricant into the moving parts and tighten all loose screws.

Locate the Problematic Points

To silence that squeaky sofa bed, pull it out to the full bed place. Sit or lie upon the bed, moving or rolling around till you hear the squeaks. Note all of the potentially noisy areas so you can deal with them one by one.

Eliminate the Mattress

Pick out the mattress completely off the sofa bed to inspect the frame. Since a sofa bed has many moving parts, all those joints — or several of them — may be the source of the noises. Wiggle the frame a bit to search for loose or wobbly parts which should remain still while the frame is in extended bed position. The mattress itself may squeak, so sit or roll on the bed while it rests on the floor to check it also. Flipping the bed may cut back on the squeaking when the mattress is the problem; if flipping doesn’t help, you may want to replace the bed.

Wax It Up

Remove nuts and bolts or screws one at a time, coating the threads and the undersides of screw or bolt heads with lubricating wax. Wax helps produce a cushion between moving parts, which prevents some kinds of squeaks as the bed frame movements. Wax also won’t drip, leaving less prospect of staining the sofa fabric or the floor. Replace every single part after you have covered it. Inspect other pivot points together the metal framework that folds in the sofa-to-bed position, applying wax into those areas too. If your sofa bed frame includes wood slats on the underside, a coat of wax together all areas which touch alloy also helps silence the sounds. If you’re not able to find a lubricating wax, then a bar of soap or paraffin wax could be used, although the lubricating wax is very likely to do a much better job of silencing the squeaks.

Mineral Oil Solution

If you’re not able to coat some of the parts with wax, then you may use a few drops of a clear lubricating oil or mineral oil. Place an old folded towel or plastic tarp under the frame before oiling the parts to prevent staining. Wipe drips the frame with a paper towel before putting the bed back on the sofa bed.

How can I Sharpen an Asian Cooking Knife?

The traditional rectangular-bladed Chinese chef’s knife, cleaver and lightweight ping knife share your own kitchen with the Japanese collection that might include nakiri and usuba knives for cutting and chopping vegetables, and deba and sashimi knives for seafood. 1 thing they all have in common is the requirement for regular sharpening to restore a nice edge to the work-dulled blade. An expert sharpener, expert enough to treasure your prized tools, is a cost you may minimize if you learn to sharpen your Asian knives yourself.

Staying Sharp

Asian knives have either carbon steel or stainless steel blades. Carbon steel takes a finer edge but it rusts easily and might pit in reaction to acidic foods. Stainless steel is sturdier, non-reactive, and retains its edge nearly but not quite in addition to carbon steel. Stainless is a lot more common as a result of its lower maintenance and longer lifespan. That does not mean you can toss it into a drawer. Prevent damage and dull blades from hand-washing knives after use and drying them immediately, storing them in a knife block or plastic sheaths, or demonstrating them near a timber or composite blade-friendly chopping board onto a wall-mounted magnetic strip. Dishwasher cycles can create the steel in a blade to contract and expand, weakening and dulling it faster, so prevent the dishwasher.

Electric Sharpeners

Electric sharpeners are quick and simple, but critics say they eliminate too much edge from a good knife and they don’t provide an acute level of sharpness. If you don’t mind shortening the life span of the knife and can live with a very sharp but not razor-sharp blade, then the electric sharpener may work for you. Asian knives are sharpened at a fractionally reduced blade angle — about 17 degrees compared to 20 — than Western knives, so you do need a sharpener that will adapt Asian knife blade angles. Pull the blade through each of two, three or even more graduated stages slowly, without pressure and in order. Each phase refines the blade more as the machine retains the blade at the right angle, saving you a few guesswork.

Whetstones and Waterstones

Whetstones are artificial or natural fine-grained stones that sharpen blades and need no lubrication, although you can use them with oil or water. Waterstones are Japanese sharpening stones you soak in water and remain wet as you pull the blades across. Both will revive the edge to the cleaver that rallied the Peking duck or the sashimi knife that filleted the raw tuna. Waterstones are extremely effective and less likely to injure a sword. Hand-sharpening on a stone is excellent for Asian knives since you can tailor the angle to fit your own cooking style — fine-tuning for your finicky chef. Whetstones and waterstones are also good for sharpening single-bevel Asian blades, knives designed with one deep beveled edge on only one side.

Classic Waterstone Sharpening

Soak a waterstone and place it on a towel to minimize slipping while you sharpen. Splash the rocks with water through the sharpening so it does not dry out. Hold the knife grip with one hand; place the sword against the rocks at the right angle to the bevel — usually the lower end of 15 to 20 layers — and press the sword to the rocks with a couple of hands of the free hand. Starting at the tip, push the blade along the length of the rocks. Develop your own personality — move the blade in one direction only or rub it back and forth on the rocks; begin the breath at the tip and bend slightly to cease at the hilt end of the sword.

Know Your Knife

Duplicate the strokes against the wet waterstone till you sense a very slight burr along the edge of the entire blade — a burr is a barely discernible bump formed while the edge of this sword thins on one side, causing the steel to curl microscopically. Reverse the blade as well as work the other side, keeping the pressure on your own fingers to remove the burr on the downward stroke against the stone. This gives you a clean, polished knife edge. A blade with only one bevel is sharpened on that side and reversed temporarily to remove the burr and fine-tune the razor-sharp edge. Blade sharpening may be an art form; chefs that rely on their Asian knives deepen their sense for working with each knife as they adjust and revive the blade edge.

How to Buy a Prefab House

Prefabricated houses offer a number of benefits for anybody seeking to buy a new residence. The days of bloated, aesthetically boring prefab units are long over. Contemporary prefab houses are made from modular units that can be combined for floor plans and design tastes. Furthermore, prefab houses are considerably more affordable than conventional houses. Well-known prefab manufacturers like Clayton Homes are also highlighting”green” environmentally friendly features like solar panels and energy-efficient windows, according to Popular Mechanics.

Look at each one the measurements, not just the square footage. Square footage indicates floor space, but does not offer any signs of height. Some prefab houses have lower ceilings than conventional houses, therefore inspect the measurements thoroughly. It can be quite frustrating to buy a prefab unit just to learn that your favorite bookshelf or armoire is too tall for the ceiling.

Ensure that you understand what structural characteristics you’re getting for the money. When you’re shopping for a prefab house, be sure to leave room in your financial plan for plumbing, electrical wiring, kitchen hook-ups, appliances and some other amenities not included. MSN explains that prefab home”kits” can be little more than the exterior shell and inside walls of a home. Though some prefab retailers offer bath fixtures, kitchen and lighting appliances, most don’t provide these basic items. You have to plan for these extra expenses as you shop for a prefab home.

Consider the energy efficiency of the prefab units you’re considering. Even though Tiny House Design explains that prefab houses do use ecologically viable construction procedures, the last product is not always necessarily efficient. If you opt for a house with energy-efficient windows and insulated partitions, then you will save money with time on your electricity bills.

Compare guarantee choices. Since prefab houses are made at large production facilities, many come complete with manufacturer’s warranties. Some companies will only cover manufacturing flaws, while other prefab warranties cover accidental damage very similar to most homeowner’s insurance coverages. These warranties can save you money on automobile insurance, so factor this into your final decision as you navigate different prefab models.

Explore customization choices. Based on how the prefab home is constructed, it might be difficult for you to modify the home on your own. Check into the different stylistic choices provided by different high-street production businesses. Prefab houses are often quite stylish, but only if you buy from a manufacturer that offers the ideal choices for your own personal tastes and preferences.

Explore your financing choices. When you’ve researched the attributes, hidden prices and stylistic differences between distinct prefab models, start looking into financing options as part of the overall buying procedure. At most banks, prefab house buyers are usually qualified for the same loans as conventional home buyers.

How do I Compute Real Estate Tax?

Property taxes, also known as property taxes, are taxes levied against the assessed value of a house on a yearly basis. Since the tax rates and assessed value varies small every year, it is possible to compute your likely property tax before getting your annual tax bill. Having an estimate of the tax due can be helpful when planning annual budgets. With advanced understanding, you are able to set aside funds throughout the year so that if the tax is due, you aren’t caught without necessary funds.

Obtain the most recent tax assessment made on your house by the county tax assessor. The tax collector calculates your annual property taxes according to official appraisal worth. These values may vary from current market values, so separate evaluations may not supply you with an accurate view of potential taxes. Contact your county tax assessor’s office and request a copy of your last property appraisal.

Locate the yearly tax rate that pertains to your property. Contact your county tax office to get a list of rates.

Look carefully at the tax code to your region to ascertain if there are any exemptions or special charges applicable to your tax situation. Exemptions lower your tax payable, while fees add on to the total tax owed. Contact your local county tax office to get a copy of the tax code pertaining to your house type.

Calculate your property tax by multiplying your property’s assessed value by the yearly tax rate. Subtract any applicable exemptions permitted by the tax code from this sum and add any special charges that you’re accountable for. The resulting quantity is the actual estate tax applicable to your premises.
